What we'll cover

Why real estate, why Kissimmee, why now.

The Club comes in on one specific project at a time, one we will build and run ourselves. In the session we explain each piece in plain English.

How the Club works

How members come in on one specific project, what they vote on, and how we report to them every week.

How we pick a deal

The corridor, the land basis, and whether we would run the business ourselves. If any of the three fails, we pass.

The risks, plainly

What can go wrong on a development project, how the structure handles it, and the questions every member should ask us.

Your hosts

The founders, live and taking questions.

Ivan Alarcón

"I'll walk through how the Club works end to end, and why we only build what we're going to run ourselves."

Rubén Santurián

Co-Founder & Developer

Rubén Santurián

"I source and underwrite the properties. I'll show what has to be true about a project before we ask the Club to lend on it."

José María Softa

Co-Founder & CFO

José María Softa

"I oversee the financials behind every project. I'll cover how we report to members and what we track."

"We chose the Club structure so that everyone who believes in what we are building can take part, not only the biggest checks. One project at a time, the founders a phone call away, and every member able to see the place get built."

Questions

Answered before you ask.

The questions we hear most. Anything else, ask us live on the session.

How much do I need to get started?

Each project has its own membership terms. We walk through the specifics live on the session and in one-on-one conversations, so you can decide what fits your goals.

What protects Club Members if something goes wrong?

The Club holds a recorded lien on the land and the building, behind the senior lender. The founders' own equity absorbs losses before the Club does. Every loan carries risk; this one is structured so the people who took the risk to build carry it first. We go through the security in detail on the session.

Do I need real estate experience?

No. The session is built for first-time and experienced members alike. ARS handles sourcing, underwriting, development and day-to-day operations.

How is this different from a REIT or a crowdfunding platform?

You lend to one specific project you can visit, with direct access to the founders, a vote on key decisions, and reporting on how that project is doing, rather than a share of a pooled portfolio you never see.

What are the terms?

Each project has its own terms, set out in that project's documents. We cover them in private, on the session and in one-on-one conversations, so you can review them with your own advisor before deciding anything.
